So you’ve decided to build your dream home! Building your dream home is an exciting, rewarding and unique time in your life. And the first step in the process is choosing the lot you’ll be building on. Consider some of these features – all of which are great for resale!

Backing onto wetlands or green space

Do you want your home to back onto wetlands or green space? While these lots can often be a little pricier than lots that back onto a neighbour’s backyard, they’re definitely worth it. Backing onto wetlands can make you feel like you’re in a more rural setting than you actually are, with all the peace and tranquility that comes with it. You’ll also get more privacy, as long as there isn’t a trail running directly behind your lot.

Walk-out lots

A walk-out lot means that your basement will be able to have a door leading to your backyard. Many people prefer these types of lots if they require a separate basement entrance, such as for renting out a basement suite or just having a separate entrance for a guest space. Plus, walk-out basements are much brighter than traditional daylight basements.

Walkability score

If you drive everywhere anyway, this might not be a huge concern for you. But being able to walk your kids to school, pick up some groceries or have a drink at a pub down the street is always a plus! And living somewhere with a high walk score is also great for the environment if you cut down on the amount of driving you do.

Parks/trails nearby

Are you an outdoorsy person? You may want to look into whether there are parks and trails nearby your lot. This is also a huge consideration if you have kids, so that they have a public space to play. Parks and other outdoor spaces are also really important for building a sense of community in your neighbourhood. Plus, even if you’re not particularly outdoorsy, having these kinds of spaces nearby might encourage you to get more active.
